Buy or sell housing to non-residents in Spain

The known IRNR is the Non-Resident Income Tax, which is a tax established in Spain, of a direct nature that taxes the income obtained in Spanish territory by natural persons and non-resident entities.

What happens when I buy a home from a Non-Resident?
The process is initially the same as the one that must be followed in each purchase or acquisition of a home, except for reviewing and verifying some additional documents as the seller is a Non-Resident.
What additional expenses should I include in my accounts when buying a home from a Non-Resident?
In the first place and as the price of the house is evident, to this must be added the expense of agency, notary and registration, in addition to the ITP (Property Transfer Tax).
In this case, since the seller is a Non-Resident, an extra expense must be added since the buyer assumes the obligation to present the corresponding model when buying the home from a Non-Resident and to pay the 3% withholding to the tax agency.
This amount is assumed by the seller, but paid by the buyer in general.
